*Remember:  The 3% Full Service Badger MLS Deluxe Listing Package allows the Seller to be involved in everything, but Badger MLS controls the Showings that the Seller requests us

Sale Price at Closing for the Deluxe Full Service Listing, regarless of the Buyer.  Our Full Service Listings are like other Full Service Listings in all areas except Showings and the Seller
pays for all Ads.  For example:  If a Buyer does not have a Realtor and Badger MLS and the Seller agree that the Seller will handle the Showing, then nothing is paid at Closing to the
Buyer's Agent and only the 3% Commission is paid to the Listing Broker Badger MLS for the 3% Deluxe Full Service Listing regardless if your Buyer is FSBO or has a Realtor.  If a
Realtor procures cause for their Buyer who the Seller accepts the Offer to Purchase with, then the MLS Commission that the Seller determines is paid to the Buyer's Broker and Badger
MLS is also paid the 3% Full Service Commission.  The 3% Deluxe Full Service Listing Package offered by Badger MLS allows the Seller to save the most money because the Seller is
involved in everything, but Badger MLS controls the Showing, while the Seller also enjoys the support and assistance that Full Service representation provides.   and is able to sell their
property on their own - FSBO, while also enjoying the full support and assistance that Full Service representation provides.  Badger MLS has many Packages for both Limited Service
and Full Service Real Estate Listings.  All our Listings are treated the same on the MLS and are all "
Showcase" Listings on Realtor.com.  The main difference between Full Service and
Limited Service is who handles the Showings and who pays for the Ads.  With our 3% Full Service Deluxe Package, the Seller pays the full cost for all the ads, but arrangements can be
made where Badger MLS helps the seller with certain advertising (sometimes splitting the cost 50/50 with the Seller but usually half is refunded at Closing out of the commission), up to
the $513 flat fee amount that has been paid, then this amount would be subtracted out of the refund at closing; Example: If Badger MLS and the Seller each spend $200 on ads, and the
Seller paid $513 up-front, then Badger MLS's commission at Closing will be subtracted by $313 instead of $513.  This is rare when Badger MLS pays upfront for ads, normally the Seller
will pay the entire cost without any refunds, but again in some situations the Seller and Badger MLS may agree to share the cost.  The Seller must pay 100% of all advertising costs
upfront, but half that cost is refunded out of the 3% Commission at Closing, another major difference between Badger MLS and the rest.  The 3% Deluxe Full Service Package requires
the upfront $513 fee which is credited and will be subtracted from the 3% Commission paid to Badger MLS at Closing.  This upfront Flat Fee is refundable for the Full Service Package
only if the property Closes and Badger MLS is paid the 3% Commission.  The same is true for all out of pocket costs.  Badger MLS provides a great incentive for Sellers to pay upfront for
other items such as extra signs, CMA,
Offer to Purchase Packages, getting on another MLS system, anything to help you sell.  If the Seller pays for these extra costs upfront, then
Badger MLS rewards the Seller by subtracting that amount from the 3% commission, up to the total amount of the 3% commission, so in the end it is FREE!  If the Seller does not want to
pay upfront for extra items, then Badger MLS determines if the item is to be used and if so then that amount is added to the 3% commission at closing, so the Seller pays the extra
amount in addition to the 3% commission at Closing, but only if the property sells and closes.  Therefore there is a double incentive for Sellers to pay upfront for all the things they need,
as free is always better than paying!  All upfront Flat Fees are refundable for the Full Service Package only if the property Closes and Badger MLS is paid the 3% Commission.  That is
why Badger MLS reserves the right to refuse to add extra costs to the Listing as we may not get paid at all if the property never sells.  If the property does not Close within the time period
in the Listing contract, then the $513 Deluxe Package upfront fee is not refunded nor are any other upfront fees refunded for the extra items paid upfront, if the property does not sell
and close.  Early cancellation is allowed for the 3% commission amount.  Badger MLS requires our Sellers who choose the Deluxe 3% Full Service MLS Listing Package to include
language on page 4 of the Listing contract in the Additional Provisions section, or on an Amendment to a prior Limited Service Listing contract, that Seller agrees to the terms on this web

How does the Seller only pay 3% in Commissions with a Full Service Listing contract instead of 6%?  Answer:  Badger MLS allows our

Sellers, congratulations, you have an Offer.  What to do next?  Accept, Counter or Reject.  If you are going to have your Real Estate Attorney handle this, please be sure to send
Badger MLS copies of everything so we can stay up to date.  If you intend for Badger MLS to handle your Buyer, Offer, Count, we do charge for this.  Due to the fact that the deal may
not go through and your Counter might just lose the Buyer and then there will be no Closing with this Buyer, the way it works with our 1% Commission Package is that you can either
pay the $284 Offer fee upfront and then it comes off the 1% commission at Closing (free in the end), or Badger MLS eats the cost now, it is then added to the 1% commission at
closing.  The reason for this is to create an incentive to have our Sellers make their best Counter Offer and also to pay as they go along only for the things they need.  This way we
don't work for nothing and we get paid for our work and no one’s time is wasted, especially you the Seller and also the Buyer.  If your best Counter Offer is accepted, then you get our
Offer Review and Counter # 1 for free in the end if it is paid upfront.  This is also an incentive for Sellers to make their best Counter Offer and not have us preparing many Counters
back and forth at our expense not knowing if this is futile or if it will work.  Our 3% Full Service Listing Package does not request fees paid at all, and our 2% Full Service Package cuts
all our fees in half but still requests upfront payment as an incentive or the half priced fees are paid in addition to the 2% commission at Closing.  With the 3% Full Service Package we
will Review all the Offers and prepare all the Counters with no upfront fees just like the other Full Service Brokers do.  The main difference is that we still allow you to sell FSBO where
you always save on the Buyer’s side commission.  FSBO means NO commissions are paid to the Buyer’s Broker because there is no Buyer’s Broker.  You can always Amend your 1%
Full Service Listing Contract with Badger MLS, but you can never downgrade for obvious reasons.  If you ever want to cancel our Full Service Listing Contracts, we allow that too but
you need to pay the 1%, 2% or 3% amount times your current List price and all Cancellations must be in writing.  Just let us know if you ever want to upgrade to our 2% Listing
Package or to our 3% Full Service Listing Package and you can always upgrade but never downgrade the Listing Package you have with Badger MLS.  When you have a 1% Full
Service Package which does require upfront refunded payment of all fees or this cost is added in at the end, yes, that means it is either free in the end if paid upfront or it is added to
the 1% commission in the end if not paid upfront; So the incentive is double the cost of the item purchased.  If the Listing expires without any Closing, these costs are all billed and
need to be paid regardless as they incur Badger MLS an expense cost.  It is only if the property Closes that we will be paid the 1%, so we want it to Close, but never at our expense
because we provide the very best deal for Full Service Real Estate in the USA.  We hope you understand and appreciate this.  Whether it is payment for an Offer to Purchase written

hire Badge MLS to do this.  You can hire a Real Estate Attorney for this which is actually recommended in our Addendums.  When you pay Badger MLS the fee upfront, in the end
since it comes out of the 1% Commission, in essence it is free.  If you want us to eat this fee now, it is then added to the 1% Commission we collect at Closing; Just let us know what
you want.  
Everyone agrees that this system is not only very fair and well thought out, but also the future of Real Estate.  The only problem with not paying upfront is that
when you get to the point where your unpaid fees exceed the 1% or 2% Commission amount, then we have to charge the fees for sure.  Remember, when it comes to a Counter Offer,
it's not that simple to just slap together a quick Counter, as a Licensed Broker Badger MLS is required to do much more than just that.  We will spend over an hour closely Reviewing
your Offer to Purchase and then about an hour going over it with you on the phone, especially if we find issues that need discussing, and then we will spend over an hour preparing

Badger MLS.  All our Full Service Packages including this 1% Full Service Basic Listing Package includes everything that is in our Badger MLS Basic, Standard or Deluxe Limited Service
Listing Packages depending on which amount you pay upfront:  $284 Basic, $333 Standard and $513 Deluxe.  All our Full Service 1%, 2% and 3% Listing Packages are eligible to

Standard 2% Full Service Badger MLS Listing Package
2% - Seller still handles most showings and pays for all ads, but Badger MLS is available to assist with Showings.  Seller pays 100% of all ads unless other arrangements are agreed to.  
This Package includes one Open House!  Badger MLS lets the Seller continue to decide how each showing will be done and relies on Seller to take the lead with all Showings, but Badger
MLS will step in when needed to guarantee a sale and make sure Seller does all the right things.  Badger MLS will also handle showings per separate agreement with Seller.  Any
showings that the Seller handles is where the Seller has either Exclusive Agency or the Exclusive Right to Sell on their own (FSBO) and can continue to show and sell their property as
FSBO.  If FSBO, then Seller only pays Badger MLS the 2% Full Service Listing Broker Commission at Closing, as no Buyer's MLS Commission was earned and therefore wont be paid.  
This is where the Seller saves substantially.  Badger MLS helps you sell FSBO.  Badger MLS is totally geared towards FSBO, that is why all Badger MLS listings are a "Showcase"
Listing on Realtor.com.  On the other hand, if the Seller accepts an Offer from a Buyer with a Realtor who earns the Commission that the Seller advertises, then there is a Buyer's MLS
Commission due to the Buyer's Realtor and that Commission (usually 1% - 4%; Seller decides amount) is paid to the Buyer's Realtor and also 2% of the Sales price is also paid to Badger
MLS at Closing.  With this Package, 2% is always paid to Badger MLS at Closing regardless of a FSBO or MLS sale, because this Package is a "Full Service" Listing.  Remember that the
Flat Fee $333 amount must be paid in advance and is non-refundable if the property does not Close, but is refundable out of the 2% Commission that is due to Badger MLS at Closing.

3% - Seller is as involved as they want to be, but Badger MLS takes over the Showings like all Full Service companies and handles all showings with a winning strategy to get the Buyer to
write the Offer.  Seller pays for ads but on rare occasions with separate agreements Badger MLS may help pay for certain ads.  Badger MLS developes a winning strategy to sell your
property and will carry out that plan which will include up to 2.Open Houses and advise Sellers to purchase extras that are refunded out of the commission at Closing such as having your
Listings on all MLS systems under every category possible as well as maximum sign exposure and also our popular Virtual Movie Tour, CMA, Offer to Purchase Package among many
other items that can be purchased for the most successful strategies used by Badger MLS when selling 3% Full Service Listings.  Badger MLS must be available to assist with and handle
all Showings so this 3% Full Service Package is not available to just any Seller.  You must be committed to sell, because Sell is what we will do for you and as soon as we can.  We will
need to be able to service your Listing this way, or we will help you seek other options.  Sometimes Sellers need the Reatlor to handle the Showings in a way where you wont lose the
Buyer.  This 3% Full Service Package is the total deal, the fullest of Full Service, so expect the very best.  With this Package, Badger MLS may help pay for half (50%) of approved ads,
up to the amount that the Seller paid Badger MLS upfront for the Listing Package ($513 for Deluxe) and not to exceed the 3% commision of course; Seller pays 100% of all ads beyond
this amount unless other arrangements are agreed to in writing.  Badger MLS lets the Seller continue to decide how each showing will be done but requests that the Seller take a back
seat and let Badger MLS take the lead with all Showings as Badger MLS will make certain that every step is taken correctly to guarantee a sale and we will make sure the Seller does all
the right things as well.  Badger MLS will also handle showings to accomodate every Seller but only when a separate agreement is contracted with Seller.  If agreed that Seller will handle
some showings at Broker's discretion, then any showings that the Seller handles is where the Seller has Exclusive Right to Sell on their own and can continue to show and sell their
property as FSBO.  If FSBO, then Seller only pays Badger MLS the 3% Full Service Listing Broker Commission at Closing as no Buyer's MLS Commission was earned and therefore wont
be paid.  This is where the Seller saves substantially as most other Full Service Listings the Listing Brokers do not allow FSBO so they would get both the 3% Listing side commission as
well as the 3% Buyer's side commission no matter how the Buyer came in or who the Buyer is.  Even when the Seller handled the Buyer FSBO, other Full Service Realtors collect the full
6% commission at Closing.  Not at Badger MLS, we don't collect a FSBO commission ever, the Seller is allowed to keep that amount.  Badger MLS helps you sell FSBO because we want
to be able to continue to advertise that more than half of our Sellers sell FSBO and save by paying NO commission on the Buyer's side.  Badger MLS is totally geared towards this, that is
why all Badger MLS Listings are a "Showcase" Listing on Realtor.com.  On the other hand, if the Seller accepts an Offer from a Buyer with a Realtor who earns the MLS Commission that
the Seller advertises, then there is a Buyer's MLS Commission paid to the Buyer's Realtor and that Commission (usually 1% - 4%) is paid to the Buyer's Realtor and also 3% of the Sales
price is also paid to Badger MLS at Closing.  With this Package, 3% is always paid to Badger MLS at Closing regardless of a FSBO or MLS sale, because this Package is a "Full Service"
