| Badger MLS other options for our Limited Service Sellers to choose from: Your 5 Badger MLS Cancellation options are: 1. Simple Cancellation: - You simply go to www.BadgerMLS.com/cancel to send Badger MLS a letter or email announcing your wish to cancel your Limited Service Listing early, and include your cancellation fee of $39. Please read all terms on this web page if you cancel. We will change your status to "Expired" or "Withdrawn". Then you are free to List with a new Full Service MLS Broker. We no longer require Sellers to give us the list of Buyers and Brokers who went through your property. You can send this list if you wish, it is for your protection, your named exclusions who you wont have to pay a commission out if they buy, but we don't require it. All you have to do is just send the letter of cancellation and your $39 payment for "Simple Cancellation". You can either mail a check made out to "Badger MLS", or you can pay online. If you are not in any hurry, mail the check, but if you want this done soon, then pay online. You can use your credit card to pay online. Your status will be changed within 24 hours after payment and written confirmation are received. This $39 Cancellation fee is waived if you have a "Planned Cancellation" and want to either renew or re-List with Badger MLS at a later date. 2. Badger MLS Full Service: - You can also upgrade your current Badger MLS Limited Service Listing Package to one of our 3 Badger MLS Full Service Listing Packages. This could save you the most money if you go Full Service, as we also refund your upfront Limited Service fee after your property successfully Closes. We always guarantee the lowest prices, even with Full Service. We will help you save the most money with several Full Service Commission Options to choose from that are less than 6%. Badger MLS is the exact same kind of Licensed Real Estate Broker as First Weber, Shorewest, Remax, Century 21 and all the other Brokers out there. We offer Full Service on our Listings as well; Just like them. We specialize in Limited Service to save our Sellers the most money, but we do offer many other options, Full Service included. When switching from Limited Service to Full Service, you will save the most with Badger MLS. Badger MLS just sold a Full Service Listing in less than 2 weeks in Sun Prairie (MLS # 1481005). 3. Broker Referral: - Have Badger MLS work with you to help you find a new Full Service Broker who fits your exact needs. Sometimes you need more marketing, or someone to handle your showings, or you may have other special needs. We can help you find the best match if this is what you want. Let us help you. We know your property and the market and the other Brokers and Agents. Use our knowledge to help you make the best choice. Most Full Service Realtors charge 6% Commission. With our Badger Broker Referral, we also waive the $39 cancellation fee, as these new Full Service Brokers usually offer Badger MLS a referral fee that is larger than the $39 cancellation fee. With this Option, Badger MLS only receives a referral fee if your home sells, so we remain interested in helping you sell. Again, you get our full cooperation with our Broker Referral option which includes the continued use of all our photos, and full assistance from us in helping your new Agent get your property listed asap, as we only get our Referral fee from the new Agent if your home sells. We cooperate fully and help throughout your new Listing whenever needed. Most Full Service Realtors prefer that you contact them via our Referral Package. It makes the process go much smoother. 4. Co-Listing for "Showcase": - We offer a Full Service + Limited Service Combined Badger MLS Co-Listing Package for only $125. The Co-Listing fee is increased to $250 if done without Badger MLS's written consent, but only costs $125 when Co-Listed with Badger's MLS's full support and consent. Most Real Estate Companies do NOT allow you to Co-List, but we do as a courtesy to our Sellers. We will amend your Limited Service Listing contract with Badger MLS to now become both a Limited Service Listing with Badger MLS and a Full Service Listing with another Broker/Agent. Either the Seller or the new Broker can pay the $125 Co-Listing fee, but it must be paid in advance. The Full Service Broker usually will want to take over your Listing completely, but you also remain Listed with Badger MLS as Limited Service so you can stay on Realtor.com as a "Showcase" Listed property and sell FSBO, if the new Broker allows it. All these terms need to be discussed in detail with the new Broker, and it is best if they contact Badger MLS directly as well so we are all on the same page. Badger MLS will prepare the Amendment to our Listing contract and will assist your new Co-Listed Broker with an Addendum to their Listing contract with you. All this for just $125. You would do this only if your new Full Service Broker is needed for things like Showings, Advertising, or other issues that Badger MLS normally does not do. Badger MLS can also upgrade your Listing to one of our Full Service Listing Packages as well. Another great reason to Co-List is if your new Realtor is NOT a "Showcase" Listing Broker with Realtor.com. Badger MLS has "Showcase" Listing status for our Sellers on Realtor.com, but many Full Service Realtors do not. To keep your "Showcase" status, we offer this Co-Listing Package so you can also have a Full Service Broker and keep your "Showcase" status with Realtor.com through us. We do this to help our Sellers. 5. Broker Cancellation: - Your $39 cancellation fee is waived if your new Full Service Broker buys our Transfer Package for $100, which includes use of all our fantastic photos of your home, keeping your Virtual Movie Tours on Google Video and YouTube, plus our permission to use all Badger MLS services including our Remarks, signs, photos, measurements, inspections, condition report, marketing, etc, to help you sell. You will also remain on Badger MLS's Home web page with your photo link still showing your Badger MLS Agent Full MLS View Listing Profile with your phone number on it, to help you sell. This $100 fee is usually paid by the new Broker taking over the Listing and must be paid in advance. |
| Caution: Do NOT allow a Full Service Broker to reduce your price right away. If you want to reduce your price, do it now while you are still with a Limited Service Real Estate Broker like Badger MLS. The MLS is the same for all Brokers, so don't take the plunge and go Full Service unless they will sell your property for the same price or a higher price than what Badger MLS has it listed at. If you switch to Full Service, you should raise your price to compensate for the increase cost that the Full Service Listing commission will cost you. Full Service Brokers should raise your price to make up for the Commission increase, not lower it. The worst thing you can do when leaving Limited Service is to lower your price. If you do, you take a double hit, a Full Service Commission, plus the loss of money from lowering your price. Don't do that. Instead, either switch to Full Service with Badger MLS at the same or higher price, or lower your price while you are still Limited Service. Lowering the price on a property is always the easiest thing to do to sell it, because you the Seller take the hit with a lower sale price. Don't do that unless you really have to. Never give your property away. Always talk to your Listing Broker Badger MLS before you make any final decisions. We are dedicated to help. |
