your Listing appointment. If we need any additional informaiton, we will contact you via email or phone. Otherwise the wheels are already
turning and soon you will be on the MLS! Your Flat Fee up-front non-refundable payment will be processed after you click the Agree button
below. If you changed your mind, you may click Refund instead and we will refund your payment and cancel your account within 24 hours.
Badger MLS is user friendly and will always put the customer first. You will receive your official MLS # within 24 hours after your Listing
Appointment.
Next, we will research your property including your public property tax information, and then we will get back to you for more details if needed.
If the address you are Listing was listed in your sign up, then that is the address we will use. If not, please let us know ASAP. We prepare
everything in advance so the Listing Appointment will last less than 2 hours and will take care of all necessary items.
Also, thank you for completing the two online Sign-Up forms, we also received both of those just fine. We can go over any questions you may
have like the Buyer's Realtor's commission amount and the MLS and Realtor.com remarks, etc. at the Listing appointment. Other than that,
we have everything we need. We will also use the directions you sent and Mapquest to arrive, so if there are any contruction detours or
anything else, let us know. If you only want FSBO, your payment is all that is needed, however the MLS does require a signed Listing contract.
Below you can take the next step by downloading the "Features" page for the SCWMLS Profile sheet. You can start completing this page now,
or wait until your Listing appointment and we will go over it together. We will need to circle at least one number in each lettered section on this
"Features" page. It usually takes about a half hour to complete, so you are advised to start now. Try and complete most of it before the
Listing appointment, as we will have other papers and legal documents to go over then as well. Click one of the following:

This email is also to confirm or request our Listing appointment day and time. If you already requested the appointment in your sign up, we will
confirm via separate email. If not, please let us know what you prefer. Appointments take less than 2 hours and cover everything. We set up
appointments from 8 AM to 9 PM seven days a week. The later the better the chance of getting your preferred time. We are usually booked
up several days in advance, but we can work things out as we make our Listing appointments our priority. Kindly let us know your best days
and times and we will do all we can to accommodate your schedule. All confirmed appointments paid upfront result in Badger MLS taking on a
large work load therefore this fee is non-refundable. Also, if you change your mind and cancel before the appointment is confirmed and work
has not yet started then only a $100 cancellation fee is charged and the balance will be refunded within 90 days.
The day of the Listing appointment, if you want us to take photographs (Included in all MLS Packages), please make sure the front of your
home is ready at the time of the Listing appointment for photographs. We will take the outside photos as soon as we arrive. You will want to
close the garage door, have your vehicles off the driveway and remove anything that you do not want in the photos. Unless your back yard is
fenced off, we will then walk around the house and take photos of the backyard, etc. Next, we will return to the front door and tour the inside
of your home with you and continue to photograph your home. You will want to turn on all the lights, including the panel lights in the kitchen,
etc to help get the inside of your home ready for us to take the interior photos. If you think a room is too messy and you want to clean it up for
the photos, please get that ready before we arrive. We will also quickly measure all the rooms for the MLS and together we will inspect your
home, including your furnace, water heater and other necessary areas for the MLS. Get your questions ready, as we are also coming to
advise you on how to sell and will give you great advice. Finally we will go over the papers, including signing the necessary Listing Contract
and addendums and completing the Property Condition Report onsight with the Realtor. Before we leave, you will have your signs and if
ordered you will also have your new Lock Box, Take 1 Tube, etc., and you will be all set. We should be done in less than 2 hours. See you
